Proinvestos Ltd (trading as Vestos Property) operates in line with the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 ("MLR 2017"). We are in the process of registering with HMRC as a supervised business. Our HMRC AML supervision reference will be published in the site footer once issued.
Money Laundering Reporting Officer (MLRO)
An MLRO is appointed within Proinvestos Ltd (trading as Vestos Property) and is responsible for our AML controls and for making Suspicious Activity Reports (SARs) to the National Crime Agency where required.
Customer Due Diligence (CDD)
Before an investor's funds are accepted, or a property is taken on to sell, let, or partner on, we carry out identity verification and source-of-funds checks proportionate to the risk. This typically includes:
- Government-issued photo ID (passport, driving licence or national ID card);
- Proof of address dated within the last three months;
- Source of funds / source of wealth evidence;
- PEP, sanctions and adverse media screening;
- For corporate investors: Companies House records, beneficial ownership and control checks.
Enhanced Due Diligence (EDD)
We apply EDD for higher-risk relationships including politically exposed persons, complex ownership structures, and jurisdictions rated higher risk by the Financial Action Task Force.
Client money
Investor and buyer funds are held in a regulated solicitor's client account, not in Proinvestos Ltd's operating accounts, save for administrative fees.
Record keeping
KYC records are retained for a minimum of five years after the end of the business relationship, in line with MLR 2017.
